Short answer
Estate cleanouts are priced by volume, from $149 up to full loads from $700 each. A furnished home can require one or multiple loads depending on furniture density, storage areas, attic and garage contents, and what the family is keeping. Larger properties are quoted after a walkthrough.
Before the cleanout
Remove documents, valuables and keepsakes. If an estate-sale company is involved, schedule us after the sale closes.
Estimating loads
Bedroom count is a poor predictor of volume. Photos of every room, closet, garage bay and attic area — or a walkthrough — give a far more reliable estimate.
Remote coordination
Executors outside Texas can arrange access through a realtor or neighbor and receive photo updates.
Sorting what stays, goes or gets donated
Mark keep items with colored tape or move them to one room. Usable furniture and household goods can be routed to donation where accepted, which can reduce what goes to the landfill. Tell us about anything sentimental that should be set aside if found during the cleanout.
Timing the cleanout
If the home is going on the market, plan the cleanout before photography and staging so the realtor has an empty, clean space to work with.
